These prices are per apartment per night. They include accommodation, bed linen, heating, water, gas and electricity, cleaning, and all fees and taxes, except for the local tax.
For short stays of less than 3 nights, we charge a surcharge of 20%.

Terms and Conditions
All prices are per person per day or per apartment per day. These include accommodation, bed linen, heating, water, gas and electricity, cleaning, and all fees and taxes, except for the local tax.
Payment
To ensure a binding reservation, we request a deposit of 30% of the total price. Please settle the bill, including the local tax, no later than the day before departure. This is €2.60 per person per day for guests aged 14 and over.
Since January 1, 2023, cash payments in Italy are limited to amounts up to €4,999.99. For larger amounts, please make a bank transfer.
Arrival and Departure
On the day of arrival, the apartments/rooms are ready from 3:00 PM. Earlier arrival is possible upon request. On the day of departure, we ask that you vacate the apartments/rooms by 10:00 AM. We will be happy to pick you up from the train or bus station.
Booking
Please note: The booking becomes binding upon payment of a deposit (to secure the booking) and upon receipt of the booking confirmation. The deposit is non-refundable in the event of cancellation. Furthermore, the following cancellation conditions apply:
Cancellation conditions according to Art. 1382 of the Italian Civil Code:
There is no right of withdrawal within the meaning of the Italian Consumer Code. However, we grant you the right to withdraw under the following cancellation conditions pursuant to Article 1382 of the Swiss Civil Code:
- We will retain the deposit paid up to two months before the planned arrival date. However, this can be credited towards a future vacation within one year.
- For cancellations between 2 months and 4 weeks, the deposit will be retained and cannot be credited towards a later vacation.
- For cancellations less than 4 weeks before the agreed arrival date, non-availability of the booked room/apartment without prior cancellation, late arrival, or early departure, the full fee for the entire booking period is due.
Please inform us in a timely manner if you are unable to start your vacation.
Travel Cancellation Insurance
